Who we are
Dália Stays is the brand operated by IMPÉRIO DDS LTDA, Brazilian tax ID 59.577.438/0001-80, based in São Paulo. We act as a short-term rental property manager, intermediating accommodation between owners and guests on our own site and on third-party platforms.
Acceptance
By using daliastays.com, requesting an analysis, submitting a waitlist form, booking a property under our management, or signing a management contract with us, you declare you have read, understood, and accept these Terms.
Service offered
Dália provides short-term rental property management, including: platform listing, guest curation, check-in and check-out operation, cleaning, basic maintenance, in-stay support, dynamic pricing, and monthly reporting to the owner.
The accommodation itself is contracted between guest and owner, with Dália acting as operational intermediary. Specific responsibilities over the property (condition, equipment, suitability) belong to the owner under the management contract.
Commercial conditions
- Dália's compensation is set in the per-property management contract.
- Owner payout occurs within 48 hours of payment confirmation by the platforms (Airbnb, Booking), via bank transfer.
- A detailed report accompanies each payout: reservations in the period, gross revenue, platform fees, authorized operational expenses, net revenue.
Management contract
12 months with 30-day exit notice. You are not locked in. Those who deliver results do not need to bind.
Liability
Dália is not liable for:
- Material damage caused by guests to the property, covered by deposit or insurance contracted by the owner.
- Service interruptions on third-party platforms (Airbnb, Booking) beyond our control.
- Force majeure events: natural disasters, pandemics, government decrees preventing operation.
- Property inadequacies not disclosed by the owner at contracting.
Dália Guarantees
- Guest response SLA of up to 30 minutes during operational hours.
- Audited professional cleaning before every check-in.
- Monthly performance report by the tenth business day of the following month.
- Direct access to the founder for any strategic matter.
Intellectual property
Brand, logo, editorial texts, commissioned photographs, manifesto, Diário Dália, and all site content are property of IMPÉRIO DDS LTDA, protected by copyright law. Commercial use or reproduction without express authorization is forbidden.
Modifications
These Terms may be changed. Material modifications are communicated by email to active clients and flagged on the site. The last update date is at the top of this document.
Jurisdiction and governing law
This document is governed by Brazilian law. The forum of the Capital Court of the State of São Paulo is elected to settle any dispute, with the parties waiving any other.
